Many people who are building a new home or buying a new home do not realize that utilizing the services of a Realtor costs nothing! Yet, having Realtor representation has been proven to be an extremely valuable asset for one of the most important decisions of your life. Realtors are pledged to a strict Code of Ethics and Standards of Practice while working for potential buyers and property owners.

Building a Home:

Most people don’t realize that the agents who are on site at the builder’s model homes represent the builder and the builder’s interest. Having a Realtor represent you can help you avoid potentially damaging mistakes and can even save you money in the long run.

Builders desire, expect, & welcome Realtor participation. Compensation paid to the Realtor is recognized by the builder as a marketing fee and has no impact on the final cost of your new home. If there isn't a Realtor involved, the commission which is built into the overall pricing is instead distributed internally within the builder's organization. However recognize that many builders require that you have your agent present on your initial visit.

The benefits of having Buyer Representation while building a home are numerous. In the beginning stages, I can recommend a mortgage consultant; one who has finance programs that will best fit your needs. Not exploring your financing options could prove to be costly and most builders do not accept “financing contingencies” when you contract with them to build a new home.

After deciding the price range you wish to build in, I will help you with questions regarding neighborhood information, site location, builder reputation, design & décor. I realize that you are not only building for today, but for tomorrow, too. I often hear of builder’s incentives not offered to the public and am often the first to know when a prime homesite is going to be released for sale. I also may know if a contract for a brand new home falls through thus giving my customers the chance to buy it before it is released back to the public.

During the construction process, I will act as your “extra eyes & ears”, insuring that your dream home is being constructed in a timely & professional manner with the specifications that you so painstakingly chose. When your new home is complete, I will be there to help facilitate a smooth transaction by coordinating the details of your closing with the builder, the mortgage company, the appraiser, the inspector, & the title company or closing attorney. All you have to do is relax and enjoy your closing celebration.
