Today’s real estate market is moving faster than ever before. The demand for housing is at an all-time high as people move to the beautiful countryside that is our home. As this demand for housing increases, so does the demand for land. Over the past two or three years I am sure that you have received dozens of solicitations regarding your property. Different people and companies have offered you huge amounts of money and sent you contracts in the mail to sign. Whether or not you have responded to or pondered any of these I don’t know, but I do know that YOU and only YOU have the control in determining the potential use of your property. My intention is to develop a relationship between you and me to determine what is best for you and how to go about achieving your goals. Many of these companies sending you these letters are offering you their terms, while I am offering you my help and expertise.

As a landowner there are many different options and two very different objectives in selling property. Some owners want to preserve the integrity and heritage of property by limiting future development while others want to maximize their financial gain. There are several different ways to achieve each.
If preservation of your property is of primary concern, there are a few different options in selling your property. If your property is not already in a conservation or agricultural easement program, we would be glad to help you with this process. These types of easements allow for your property to be placed into programs that guarantee no future subdivision being allowed. This is a great way to make sure that your lands stay protected and still receive some proceeds. These types of easements are permanent and would transfer with the sale of your property. Another possibility would be to place deed restrictions on the property allowing only a certain number of lots, which would be at your discretion. While all of these options will not maximize you financial return, they will render a good return while preserving the integrity of the land, which often times is more important.
If monetary gains are of primary concern, the probability of new housing on the property must be expected. Builders and developers often can and will provide the most money for your property and in some cases, a substantial amount of open space can be negotiated. A significant factor in the process is time and how much time you are willing to give. If you are willing to wait one to two years for a subdivision approval process, then this will render the most return as the sale of your property would be contingent on this process. If you are unable or not willing to wait that long for this process, you may sell the property right away and receive a very nice return, but not as much as if you waited for the subdivision process. If this is the route you are leaning towards, I can represent you in negotiating the best terms for you with a builder. Either of these two processes will render a very good return and this route is the best way to achieve maximum financial gain.
